What Does A Home Inspection Include?

Alot of times, home buyers are not clear on what is actually included in a Home Inspection.

Let's break it down...

There are 10 Major Systems of a home. 

1. Roof
2. Exterior
3. Foundation/Structural
4. Plumbing
5. Heating
6. Cooling
7. Interior
8. Fireplace & Chimney
9. Insulation & Ventilation
10. Electrical

Each of these sytems have corresponding components, appliances, fixtures, etc.

The Inspector will provide a visual inspection of the readily available systems and components.

**Be Advised**

The Inspector knows a little about each system, but they are not licensed trades people.

So you will see Inspectors report on their observations and then recommend further evaluation by a qualified contractor.

Also, Inspectors are performing a visual inspection of the readily available components.

In other words, they can only inspect and report on what they see "at the time of the inspection."

As an Inspector, make sure your customers are clear on your inspection limitations and exclusions.
